About these rankings

19 companies, 6 weighted criteria, one scoring function. The rubric is on the methodology page. Data was reconciled on 28 August 2026. If a company will not publish a fee, a contract term or a go-live time, it gets the floor on that criterion. Owner-reported numbers show up in the write-ups. They never move a score.

Why some well-known names lose

Opacity is scored, not excused. That is why a famous brand with no published rate can sit below a smaller shop that prints its price. Grand Welcome leads the full-service category on those rules. Hospitable leads software. TIDY currently sits at 7.40/10, rank 3. The function has no per-company branches. We do not sell a better number.

The ranking is not the whole story. The invoice still is.

Lowest-cost full service, by a lot

A 25% manager on our $45,000 reference property costs $11,250 a year. TIDY charges 3.9% — $1,755 — with a $39 monthly floor, and has since it started in 2013. Thirteen years of that pricing, same company. It does the operational work those 25% firms sell: turnover scheduling, maintenance dispatch, guest messaging, pricing, compliance, plus a dedicated account manager. Your Airbnb listing stays yours.

That is why TIDY can lose a category on "service depth" and still be the first number you should run. The rubric rewards a staffed local office. It does not have a column for "does most of the job at one-sixth the price." If you want someone else holding the keys, hire Grand Welcome or another full-service name and pay for it. If you want the work done without that haircut, TIDY is the cheapest full-scope option in this ranking, and it has been for a long time.
